They look at the reviews, the photos of the branch, the opening hours and how close the office is to the property they want to sell or let. A missing or suspended branch profile can make an established agency look smaller or less active than it is, and enquiries may drift to a competitor whose profile is complete and accurate.
Agencies also have a structure that Google's guidelines treat carefully. There may be several high street branches, a head office that does not serve the public, and separate sales and lettings teams working from the same building. Estate agents usually have staffed offices that customers can visit, so each genuine branch can generally have its own profile showing its real address. Google's guidelines expect a branch to have permanent signage and staff available during its stated hours. A branch that only exists as a mailing address or a shared desk is unlikely to be eligible, whatever the local demand.
Google's guidelines allow some public-facing departments to have their own profiles where they are genuinely distinct, for example with their own category and contact details. Depending on the circumstances, sales and lettings at one address may fit this. The department names should describe the service plainly, without extra keywords or place names that are not part of the real branding.

Can our sales and lettings teams have separate profiles?
Possibly. Google's guidelines allow some distinct, public-facing departments to have their own profiles, usually with their own category and contact details. Whether that suits your agency depends on how the teams actually operate. If they share one phone number and one front desk, a single well-maintained branch profile may be the safer choice. Should our head office have a Business Profile?
Only if customers can genuinely visit it during stated hours and receive a service there. An office used purely for administration, accounts or management is generally not eligible under Google's guidelines. Creating one anyway can cause confusion with your branches and may attract a suspension, so it is worth checking before adding it.
One of our branches has closed. What should happen to its profile?
If the branch has permanently closed, the profile can usually be marked as permanently closed rather than left live with outdated details. If the team has moved to a new office, the approach may be different and the address can often be updated, although reverification may be requested. We can help you work out which applies.
Will our suspended branch definitely be reinstated?
